If you signed the lease the same day as move in, I think this is on the landlord. It should be easy for him to come to the conclusion and accept that it is his fault, and offer you some sort of relief. I wouldn't be expecting 100% of your daily rental rate, but at least 50% would be fair.

They're two different policies. I just picked up a landlord policy for about the same as my old homeowner's policy.

I do the same and the ability to pull up any document at any time is very, very convenient.

If I rented from YOU and YOUR sewer pipes broke, I'd be expecting you to foot the bill to rent me a hotel that is comparable to what I was living with before. Things break but to be honest that's on you, not them. You've been profiting from this property for a long time, or will be profiting from it for a while. This is your cost, not the tenants.

I like Venmo. Tenants pay me on the first and the money is in my account the next day, no 3-5 day wait like other services.

Venmo is great, pretty much all younger people around me already have it, and I get the money in my account the next day instead of 3-5 days like Cozy.

We just put in 28 Andersen 100 windows and I like them a lot. All the builders in my area use them. Total cost was around $8200, some as big as 60" x 42" but included upgraded glass and in-glass molding/stiles.

One important thing to note is that my energy provider will give a $400 rebate for a heat pump dryer. Definitely check into your local rebates offered, as well as any applicable federal tax incentives. I would assume this would qualify for the 30% tax credit, maybe not since it is for a rental; but who knows with the current state of our government.

If you have a window that faces your porch you could install a wireless security camera that faces out your window and records as long as it doesn't face directly into someone else's unit. I have one of these to watch my dog during the day and it's worked great so far.
