You can block payments from users, so if you had to go through the eviction process, you can definitely prevent that.

I would hope you have in your lease that the tenant is to abide by and respect all HOA covenants. There is your grounds for eviction. If not, shame on you and your PM.

Pay this one or charge them, that's up to you; but next time put it in the lease that the tenant must have the carpets professionally steam cleaned and provide receipt at the end of tenancy. I do this and never have a problem because new tenants know they are getting freshly cleaned carpet when they arrive, so they should clean it for the next person.

I've put in 3 Honeywells in my rental/previous home and a flip, and then just put the Bosch BCC100 in my personal home. I liked the look of the Bosch more, but the functionality of the Honeywells are great. They're only $85 I think, and my utility kicks in $75 so it's a no brainer. Nest seems fine but you're paying for a lot of branding there, the Honeywells are fine, especially for a rental. My tenants love them.

I'm less than an hour south of you and I'd say everything here is as high as it's ever been. This is going to be completely location dependent.

I just got 3 Venmo payments today and the money will be in my account tomorrow morning. I like it, and all my tenants already have it so it works for everyone.
