the two forms that a lot of realtors use when they practice property management are the ones they get off the realtor website. it's set up to protect them as an realtor and you as the owner. I would make sure to look over the fee structure and contract set up before you sign. This will help since your currently in the dark. If they are having you get workers comp it shows that they are small time or part time property managers.

It sounds like a headache tenant. If none of the other units have bedbugs but everyone that the tenant gets into some are found would would point to her. Ether she stops complining about these things that look like are caused by her or you think about getting a new tenant. She pays on time but you need to get her on the right track.

You also have to take into account the state of the units your buying and the area that your buying in. If the units your buying are totally run down and the one across the street are getting 725 because they are updated you have to take that into account.  The other thing is the area that you are in. A one mile difference can be a ghetto and a upscale neighborhood so understanding the area that you are in would be a first before looking at the rents in that area. You might have bought a 24 unit in the ghetto and the tenants might not be able to afford more then the 431 average that the pm is currently charging. There are alot of what ifs that you have to find the answer for.

She is paying late, being a pain, and also not giving you access to the property? The only good thing I herd was the M2M lease. Get her out, Fix what's wrong and get some that you screened thoroughly in paying on time.

Its harsh but true. When you are swaying in your policies from time to time you open yourself up for the angry tenant that had to move out by 12pm but found out that the tenant in 5b got out at 6pm with no charge. if it happens to be a color thing then it can look worse even though it wasn't meant to be. better to be safe than sorry. Especially in this sue happy country.

It depends on the area and what they are managing but usually its anywhere from 70 to 100 percent of the first months and 7-10% based on the area and whats being managed.

It happens everywhere. That is the sad truth. I usually search CL for ads on our property just to make sure that it isn't happening just add it to your list of things to do.
