I know the feeling of working with guys 20 years older then you. I have said before its not everyone and most are friendly but I state both sides so young people don't think its all going to be a bed of roses.

I have been in real estate and business for close to 7 years now. I still notice the "assumptions"  that some give and I also see the genuine interest and wanting to learn about my experiences that others give. Im now 30, but I still look like I'm in my 20s (usually get told I look like im 23-26 which I wont complain about right now ! ) I now love the extra pressure that is given to me when I handle projects because I feel it helps me grow faster and better in this industry.  I have also noticed older guys who have been in real estate longer then I am but have not done the things I have done. I always keep an open mind just for that simple fact that everyone is a expert in their area of real estate.

As long as you have people who want to take the easy way to learn any form of real estate you will have someone available to cash in on them. Now do I agree that some guys go to teaching because they want extra money. Yes I do. Now do those guys have bad information that they are selling? Not all of them. Is that same info available to you if you take the time to study and find it yourself. Absolutely. America is the land of immediate satisfaction so most people don’t want to take the long road to get what they want and thus end of paying money, losing interest, and giving up.

depending on the area you buy,your financing, and price you might get some around the airport. but as said before the areas change by block in miami. so the  numbers might work to house hack but it may need work or not in the best area. per unit prices in miami are acound 120-150k per unit retail and under 100k wholesale.

The rental market in south florida is extremely heated. I would caution new guys jumping into miami and buying randomly. Because you can have a nice rental are right next door to class d warzones. This is something that you can see just by taking a drive through miami. The property values down this side are also high compared to tampa and that due mostly to the population growth that miami is having. Yes they have a lot of opportunities for fix and flip in miami but the areas that have the great looking deals are usually the areas that have the most issues.  I actually found a property that needed work on the intercoastal. It looked like a great deal. After check the numbers and speaking to people in the area I found out most of the people were moving out of this area because of crime and drugs.

West Palm Beach,FL has come a long way over the past year. The rent and values are extremely hard on the eyes sometimes. But the incomes in alot of the communities around here have been able to handle the increase in rental rates. Now some of the lower income areas though were landlords are trying to rent a 1/1 for 900 per month.... I have to wonder why they are having issues with payments and good tenants.

As said before it sounds like a complicated round about way to get out of paying certain taxes. Just wait and see if you get a 1099 in your companies name or if you get a w-2 in your name.
