I am considering adding a 5'x10' storage unit for each apartment in my property. It made me ask what other ways are there to drive incremental rental income. I would love to hear what has been most successful for you. Here are a couple of things I have implemented:

1. Chargeback utilities with a RUBS system.

2. Non-refundable pet deposit

Next week a new administration takes over the White House. The Biden administration has announced they plan to put a national $15 minimum wage in place. This will almost double the income of most of middle America where the current minimum wage is between $7-$9/hour. What do you believe the impact will be to rent and occupancy? Does anyone have a historical point of view on what has happened in the past? How should we, as landlords, be ready to take action?

Like everyone right now, I am spending a lot of time at home thinking about the short, mid and long-term impacts of our "new normal". A question I keep thinking about is what will be the new trends that will emerge as a result of COVID-19. For example, will we see a movement from our large urban centers like NYC to millennial cities like Nashville, Austin or Boise? How will these new trends impact the real estate market in the U.S.?

@richie choy  I would love to connect to hear what you discovered over the past year. I agree that there is a lack of automation and data analytics tools for the average investor. As a RE investor, I want a tool to fully integrate with quickbooks to visualize my individual property metrics and aggregate my portfolio to help me see their performance and make decisions more quickly.

Does anyone have a spreadsheet they use to manage their existing portfolio performance metrics or have a system they can recommend?

I want a dashboard/scorecard that shows my individual properties performance and my entire portfolio performance. Ideally, I want to know my financial performance metrics (cash on cash return, return on equity, return on investment, occupancy %, etc) to understand how well each property is doing and plan for the future. It may include how much I paid for the property, my loan information, property management info/costs, comment section for planning upcoming CAPEX work and other information.
