Hey Everyone,

I'm looking for a new analysis tool, specifically for New Construction and Fix and Flips. I'm looking for something that can:

  1. Provide accurate comps
  2. Provide  Price per Square Foot relevant for New Construction
  3. Offer detailed property data
  4. Give listing agent / Owner's contact details for quick offers

Here's what I've tried so far:

  • PropStream: Good for vacant lots, but lacks recent comp data and has an outdated interface.
  • Privy: Great for quick offers and has smart comp filters, but falls short on land properties and some comp data. It does integrate well with email for offers though.

I'm curious if anyone has experience with better tools that fit these needs. Some questions:

  1. How's Batch Leads for this kind of analysis?
  2. Are there any reliable AI-powered tools you'd recommend?

If you have recommendations for Plumbers, Electricians, Roofers, and Carpetners it would really help us.

Hey everyone,

Recently I expanded my business to NC Triad area. However, there is a specific deal Which I find hard to understand the ARV for.

It is a Single Family Home, 2 Bedroom 1 Bathroom, 850 SQFT.

These two comps have a price gap I find hard to understand, even when considering the difference in renovation level.

If anyone knows this market well enough to understand the cause of this difference, and if it might be due to an issue with the location, or if there is anything I am missing.

Comp 1 - 1011 Elm Street, Burlington, NC, 27217 (120K)

Comp 2 - 1109 Walnut Street, Burlington, NC, 27217 (120K)

Comp 3 - 1505 N Park Ave, Burlington, NC, 27217 (180K)

Me and my two business partners are currently doing fix and flip, as well as BRRR - completely off shore.

We want to start mastering the niche of Self storage units.
