Hi Everyone. I want understand more on how to find and evaluate distressed properties. I have narrowed down the list to the following: 

Divorce Properties

Probate Estates 

Foreclosures

Short Sales

Tax Liens

Municipal Liens

Lis Pendens

Partnership Disputes

Which databases to use to look for each? What is the best method of contact/marketing to buy property in each category?

Hi everyone. I am Sharef, my current role is to source deals in the NYC metro area specifically Staten Island for my father. He has been an investor and developer for over 20 years. We here in New York have all witnessed the rise of Williamsburg, Dumbo, and Long Island City. These places were not as much as they are now a couple years back. Now everywhere you look in these areas, there is some new development project going on. However, there has been so much saturation in those areas and prices have gone way up. Staten Island will be the next frontier, it will be the next Long Island City. The city will invest in Staten Island to build all sort of development projects. We as a group of local investors have the opportunity to get in on the ground floor. Let's do this. I am very much looking forward to connecting with all key real estate contacts in Staten Island as well as other investors in the area to see how we can work together.
