@Malcolm Delancy  and @Account Closed  Sorry I have not responded to your posts sooner. I found some properties of interest and they were keeping me busy.
- They are helping me learn about what I DON"T want ;-) - I also wanted to be clear about what I DO want. (Daytona Beach, Florida area - have a property management team there)

Interested in finding a property that cash flows at least $100 a door each month, after subtracting for all the "real" expenses and using "real" rental income.
2 unit up to 12+ units that are "legal" according to the building code in town. Prefer 1/1 or 2/1 with a "livable" square footage (at least 450/550sq ft  1br/2br unit) per unit. Willing to pay up to $45,000 per unit, depending on condition.   
A "motivated seller" along with the possibility of some seller financing would be nice. 

So, that's my wish list, and I'm sending it out to the Universe ;-)

@Jean Norton did you lose money because it was redeemed, or did you get some sot of interest payment? If so, what was the rate?
You said "However, at least in Florida, if you hold a lien for more than 7 years, you've lost your investment." Could you please elaborate?

Hello BP Community,

My husband and I are buy and hold investors looking to add to our portfolio.
We've been working with a broker but the MLS hasn't turned up anything that cash flows.

Do you know of any multifamily or small apartment buildings in Daytona Beach or the surrounding area? Class B, B+ area - some repair OK.

@Jeret Foshee  Thanks for the heads up on the insurance issue. I am also thinking about mobile home rentals / purchasing a mobile home lot and am investigating the Daytona Beach area. It's so strange, until you start looking, you don't even notice how many mobile / manufactured homes are around.

Hello @Ryan Cannedy My husband and I bought a duplex in Holly Hill in August. We live in Connecticut, but plan on moving to Florida (or somewhere else warm - forecast is for -6 degrees on Friday!!!!) His cousin is a broker and property manager in Ormond Beach, so that helps.

Learning a lot from BP. We are looking to add more multis to our portfolio. 
What type of RE are you interested in?
