Hi @Kaynea Bingham did you get any further with your search?

I wanted to add to my investment portfolio in the Daytona Beach area.
The prices that are getting accepted for houses won't cashflow and I wanted to explore other options.
It makes no sense to overpay, but I still want to be in the game.

I did open an account with Wells Fargo since all my other accounts are with them.
As I started investing in different properties, my balance is getting much smaller than the original deposit.
It seems like I will start to get fees that were never mentioned if my balance drops too low across all accounts (!)
@Kreighton Reed how much hassle is it to switch banks once the Solo K is established?

The online options sound attractive with Solera. I didn't realize that I would need to go down to the branch in person to wire money when it was a more substantial amount.

Are rentals allowed in the Falls?

You really covered a lot and it's a great read. I just finished the chapter on SoloKs and will be looking into setting one up. My first step will be to find a CPA that is well versed in RE investing. I'm glad you stressed that aspect. Most people just don't realize the complexity of the tax code / laws. I sure didn't. I want to be getting advice from a "pro", not a generalist.

My husband and I were in Florida last week and got a chance to go to the Volusia County CFRI meeting. Great group and lots of info and sharing. We plan on joining the group.

We have a duplex in Daytona Beach area that is being managed by HartPro Realty.
Paul Hart is the broker/owner and his staff manages the property. They are very professional and we've been happy with their management.

From the link it says 10 bedrooms. So it's probably 6 x 1/1 and 2 2/1.
The area isn't bad. It is beachside and there are a lot of hotels nearby.Tourism is a major industry. Mostly rented to service industry employees. Rentometer.com has average rents in the area for a 1br at $595 (which would include water and probably heat).

The issue might be the zoning change in Daytona Beach. The city is trying to clamp down on all the illegal apartments and clean up. Not necessarily a bad thing, but if you are counting on x number of units and all of a sudden, you can't have that many, not good. This one looks OK for number of units, but please check out the specific zoning requirements. Might have issues with the parking. They want spaces for 2 cars per unit, as far as I understand.

Good luck, inspect thoroughly, and let us know what you end up doing.
