Hey everyone! Thank you sooo much for all the feedback. I passed my test on my first try in Jan and just signed with Keller Williams two weeks ago. So far, I'm really happy with the amount of training they provide and how much help I get from other agents. I'm looking for rental properties now as well.

Thank you everyone! I'm excited to get this ball rolling. @Malik WelchI just started with everything! I got licensed in Jan and officially started with KW this month. I'm looking to start up my investing through flipping. Eventually I want to buy some rental properties too, but this month, I'm looking for a flip.

Hey BP,

I'm in the process of gathering the information and financing to start my first flip in Augusta, GA.

I have a very "newbie" question. When do I get quotes from contractors? Do I have to secure the property first and then get quotes? The hard money companies I looked at so far ask for an estimate of repairs so that didn't seem right. Can I just send the companies pictures of the listing from the MLS? Is that normal?

Help please!

Hey BP!

I'm not exactly new but I haven't formally introduced myself! My name is Sharaya Rutherford and I live in the Augusta, Georgia area. I am a licensed real estate agent with KW Augusta Partners, who is looking to start investing next month.

I want to start my investing with house flipping because I find it fascinating and this seems like a good area for it. I've been listening to the podcasts for months and silently stalking the forums and I feel like it's finally time to take action before I fall into a case of "analysis paralysis". Like most people by biggest hindrance is financing. I've been really interested in lines of credit and hard money and I pretty sure that's the route I'm going to take.

If you have any tips or forum posts you think I should check out before starting, I would greatly appreciate it! I look forward to growing with you all!

Thank you! It hasn't really started yet. I'm working on getting out the military right now so I have to take my real estate business a little slower than I hoped. However, my friend who is also getting out the same time as me is letting me list her house so I have a realtor helping me with that process. All in all, everything is still very new and very exciting.

Hey there! I live in Grovetown. I'm a newly licensed real estate agent with Keller Williams. I'm looking to start investing this year so unfortunately I don't fit the bill to help mentor but I would love to learn from you if you don't mind having an apprentice :)

This is awesome! I was looking into the Atlanta area or possibly moving to TX so this gives me hope that if I do make a move from small Augusta, GA, there will be a good chance that I can find some success in the market.

Hey everyone,

I am finishing up my licensing course online to become a Georgia real estate salesperson. I wanted to know, how do I go about getting a broker?

Is it like a interview process? Do I have to go into an office with my resume in hand?

Also, when should I start talking to possible brokers about employment? Should I finish the class first or go to them now so that I can immediately start working after I take the test?
