@Jeremy S. I believe he had a very bad tenant and he ended up selling the property & his "problem" I am going to get him to tell me the story in detail soon. @Brit Foshee thats a great approach & its makes a lot of sense. I just thought about his previous dealings in RE & being we are long time friends he would being willing kinda. But in reality he just completely shut me down. Which is alright at the moment being that i dont have anything on paper to show @Sylvia Grugett thank you so much! There is so many great ppl on this site & to think i was always scared to post & or reply. @Thomas S. yes i have been marketing with no leads which i know its not an over night thing. Which my focus was on wholesaling at first & just that so I have decided to rehab which that lead me to tge whole private lender. 

I recently approached a long time friend who has a little experience in real estate. His response was "im never dealing with real estate again!" I know he has the means to be a private lender. Which comes to my question. How should I approach him without being a pest? Dont be to hard on me guys Ive never done a deal in my life & I dont have a property to even present to him...yet! Thanks!

@ Charles yes my stategy is to wholesale privtate owned and REOs. I recently bought Steph Davis's E-book on flipping REOs and figured that's where I want to start. I have been looking into this for about 2 years now and just FINALLY took action!!

Hello to everyone, my name is Shantese. I'm a 27 year old Pittsburgh native. I was referred to this site and have found it to be great source of info. I've done a lot of research and Im ready to go!!

I'm looking start by flipping REOs and then move into multi-family buy and hold and SFH fix and flip. I know this will take time but I have a plan...

I currently have 3 properties under a JV contract with another wholsaler, and Im currently looking to network with others to get this thing rolling
