Hello all! 

I was hoping someone could help me track down the requirements for the house (not the buyer) for a conventional loan? I am looking into my 4th investment property now and I am interested in doing a long term flip. By that I mean, I would like to purchase a foreclosure or single family home that needs work and live in it while flipping it over a period of 6-8 months or so. 

My current lender that I use seems to have no interest in helping with such a deal and will not point me in the right direction. I plan on using my own cash for down-payment and for repairs, my question is, what are the requirements for the HOUSE to be financed with a conventional mortgage? 

Any input or pointing towards the right general direction would be greatly appreciated!! Thank you!

@Joe Splitrock Thank you very much for your input! This is exactly what I was thinking, however, I have not had anyone agree before so I believed I was very wrong. 

I am very hands on and I know my tenants are all very happy, but I would like to be doing things correctly in case there is ever a problem, then I am prepared and have all my ducks in a row.

@Matthew Kreitzer, if read my original post, that is my problem. I can not find anyone locally who will deal with a small scale investor that has the knowledge on both RE and LLC's. Thanks.

In the story you specifically say 'a gentleman owned a large real estate portfolio'-- I can understand when I get to the point of owning 10+ properties (estimate to be worth 1M of properties) needing to set up an LLC and transfer properties.. but at this point only owning 2 (soon to be 3) it seems like more of a hassle than it would be a help.. please, correct me if I am wrong!

The dreaded LLC vs Umbrella policy question.. again.. Just to start off, I want to mention that I have read through a hundred or so of these posts on this site already as well.

I can't seem to find a local real estate attorney or any attorney that knows a lot about real estate investing and LLC's, which is why I am hoping someone here can point me in the right direction. Originally I had full intentions of creating an LLC as well as having umbrella coverage. Recently I learned that it can cause issues with lenders for future properties and if they decide to call the current mortgages due for transferring them to the LLC..

I have a single family home and a duplex that is owner occupied. I intend on purchasing another single family home in the next month or two as well. All properties have mortgages and will continue to have mortgages until I decide to sell them. Total value on the current properties is roughly 220k. I manage my properties myself and will continue to do so. I also do most maintenance myself unless it is something major.

I have read that LLC's will do nothing for someone who self manages and self maintains their properties, due to the risk of lawsuits.. (Example: If something plumbing not done correctly and I am the one who fixed it, the tenant or whom ever can sue not only my LLC but also myself since I did the work..)

I want to do the correct thing, as I plan to expand further in the next few years, but I am having trouble figuring out what the correct thing to do it.. Can anyone touch on this?

Hello!

I have kind of an odd question here.. I am a newer investor in Sioux Falls, SD. I am looking at a career change to stick with the real estate industry vs my current automotive occupation. I am interested in becoming a home inspector.. I'm curious if there are any inspectors on here in the midwest area (NE, IA, SD, ND, MN, etc.) that would consider having a protege for a few days? After I complete the courses online, I would like to do a few hands on inspections with someone that has experience. Of course I will gladly sign a no competition contract and all of that as well! I know this is a shot in the dark, but can't blame me for trying!
