Hey Guys,

Does anyone have an email template that they can share, to send out to tenants going over preparing their home for colder temps. Specifically dripping faucets, wrapping outside spickets, checking smoke detectors, and most importantly when using space heaters, safety first and follow manufacturer guidelines. Any suggestions would be helpful. I have mobile homes in my portfolio for the first time and want to make sure I cover everything.

Ok.... after doing some research app folio tracks by tax id number so doesn't have the capability to have multiple clients with different tax id numbers. The search continues, thanks in advance for your advice.

Thanks will check out those recommended providers. Kim, if you are currently using app folio does it allow you to keep sep. files for each of your clients? Does it have the capability to handle several clients business? There has to be a way to add different portfolios within the platform, right? I have a friend that handles the property management for a local investor and they use app folio and she would like to use it to handle my properties as well since she is so familiar. The local investor pays for app folio so we need to make sure that my portfolio would be completely sep. from theirs.

I am looking to invest in property management software and app folio is the perfect fit but is only accessible to companies with 50+ properties.  I am a smaller company so I am looking something that allows you to take payments online, coordinate repairs, track expenses and etc. Any suggestions or advice would be greatly appreciated. I have a friend that works for a company that currently uses app folio and it works well. Does anyone have any experience with adding another company to an existing app folio account and how you would keep properties sep.?

Hi Marvin,

Can you let me know your formula for your cap rate? I am interested in the neighborhood but need at least 11% cap rate and with non primary residence tax classification, I am coming up short with the numbers.

Can you tell me the lease term? How long has the tenant been in place? Any repairs needed or expenses upfront? Taxes/ insurance costs?

We are looking for multi family and apartment complexes in NC. Having the same difficulty as Jonathon Smith on finding a decent location.  Also looking for farms in distress that may need some help to get back on their feet or prefer to sell. We are in NC and SC so please keep us in mind if you come across something promising.

We  have multiple cash buyers in the Columbia, Lexington, and Irmo  SC areas with similar specifications listed below:

ARV $100,000- 200,000

At least 3/2 bigger is better

Garage- double preferred

1986<newer

Flips: ARV x 70% - repairs (accurate estimates please)= purchase price

Rentals: Cap Rate of at least 11% with some equity position 10%+. Prefer tenant in place. 

Can close cash, in 30 days, 14 day due diligence.

Currently We Need 4 homes so if you are an agent or wholesaler, lets get to work and get paid!!

Will be happy to provide the specific numbers when I get the estimates back, currently waiting on the estimates from two companies for moving the home to a new location and the repair estimate.  I have located two lots close to this home ($12,000 and 18,000). The biggest variable is the cost of moving the house which is why I asked if anyone had recommendations or experience with this. This  home is 1500sft. and would need to travel about 5 miles and looks low enough to travel under the power lines along the way.
