I just sold a house and asked my CPA, financial advisor, RE attorney, and sister who helps rich people do all sorts of things with their money, if there was any way to avoid capital gains on my house and they all said no. Only after I sold my house two months later, did I learn about QOZ's. Not many people seem to know about this.  I am just now doing my research on it to see if I can/should invest in a fund.

I have an awesome real estate attorney. PM me for details. But not sure any lawyer is really going to help you with leases. They can provide standard ones but not any more than you can find by a simple google search. BP can offer all the help you need!

Hi Mary, I have two friends who do Airbnb and they are constantly booked. One is in Corn Hill, very high end, and usually rents to professionals in town on business, looking for a more comfortable alternative to a hotel. The other is just one bedroom in a house in the South Wedge and rents cheap to students/single people for extended visits. These are both desirable areas as you know but also close to downtown so that may play a factor. I can't speak to Seabreeze as I don't know that area at all or what the desire is to vacation there. If you look on Airbnb, you will see how many offerings there are in each area of town and just how booked they are. 

I've called about 20 companies but have only gotten through to 3, one of which was obscenely overpriced and another that was booked til August. I was hoping for a recommendation of a reputable company so I know it will be done right. 

We are purchasing a house for ourselves and just had the inspection. The inspector found vermiculite asbestos in the insulation in attic. It needs new insulation, ventilation (baffling) and we will also be renovating a bathroom right below the attic with new fan, light fixtures, etc so would disturb the asbestos and need to have it removed. Does anyone have experience with this? Any remediation companies you would recommend out of Rochester, NY?

Hey @John Cohen was anything recorded or can I see/read this case study somewhere? 

thank you for all your input. I'd still like to hear of some specific examples of rates, returns or whatever to offer equity investors. 

@Brian Adams I have discussed deals with him anywhere from $500k-$1M. 

This is the part I'd really like to know more about.  Because my private lender is open to negotiation but otherwise wants the standard 10% interest for whatever he lends and that's too steep for deals I'm finding (assuming both he and I can be on the bank loan as @Bruce Petersen suggests). I know there has to be a better way for him to ultimately make more money in the long run as an equity partner but I have no idea what that would be. Is it an escalating share? A set percentage of cash flow and profits when sold? Is there a norm for this? I'd really love to hear some specific examples of different offerings to entice an investor but that  are also profitable for the owner like myself.
