Post: Moving real estate from S-corp to LLC

My family has a large portfolio of properties owned in an S-Corp (LLCs didn't exist when they started investing!) and we are now wanting to start transitioning ownership of the portfolio to the next generation. Our CPA has advised that it is more advantageous to hold RE in LLCs rather than continuing with the S-corp. To avoid incurring a large tax liability they have proposed a detailed entity restructure including a S-Corp inversion to tax partnership. Has anyone else ever dealt with this scenario? A simple solution is to divide ownership of the exiting S-Corp however then we are still left with all the assets held in an S-Corp which to my understanding is not as flexible as ownership in an LLC. Any advice from those who have done this transition before would be greatly appreciated!

Ashraf, would you mind sharing which windows you went with? I have to replace the ones on my rental in Stuart this year and have been doing research on cost and if I should get impact rated or not. I live in Virginia and usually only pay around $250 per window for replacement in my flips.

@Account Closed I did research the average CAP rate for DG and this one is definitely on the low side. I have countered but they probably won't accept.

@Jeff Kehl thanks for the thoughts. Since it looks like you are an investor from Rome GA I am really interested in the markets you are finding most attractive in GA. I have buildings in Jesup, Stark, Brunswick, Atlanta and Jacksonville, FL.

I am analyzing a deal to buy a freestanding Dollar General with a 6.3% cap rate and triple net lease with ten years left. I was excited about the deal until I visited the property and saw that there was a Dollar General two miles north and south. This particular store is a "plus" selling beer and wine so there is a distinguishing factor plus this store is only a few years old and the building is over 12,000 SF. Anyone else out there own DG's and have any advise or thoughts about profitability over the next 10 years? Thanks BP community!
