I am really interested in the truck parking. I have a one acre parcel I am about to clear for the same purpose. Did you do any improvements on the land such as grading, adding solid surface such as paving or rock, fence in the yard, etc? How did you market the space? 

Hey BP! I am in need of a handyman and/or roofer to take a look at a commercial property in Jacksonville, FL. After two heavy rains water is leaking into the building through the roof and windows. We own several commercial properties in FL so this could be more than a one time job for the right candidate. My usual repair contacts are too busy to take this on right now. I appreciate any suggestions or recommendations!

Hello! I live in Stuart so not too far away. Have you raised rent recently? I raised my SFH by $500/mo and had a flood of renters. There is such low inventory for a nice rental right now!

Good morning BP community. I have a very specific need for an industrial flex building to purchase in the next four months. I am looking in the south Jacksonville area along the I-95 or US1 corridors between 202 and Racetrack Road. I am looking for 6,000-10,000sf with truck bays and 20 foot ceilings. Logan, thanks for posting as I have been looking for the same thing! We own commercial/industrial in Florida and Georgia. Most was owner builder mare houses with store frontage. I am looking to reposition a few properties but still want to be in the industrial space. Would love to connect or join a group.

I appreciate everyone's comments. Just to close the loop I will not be making any changes with the properties in the S-Corp as there is not a good solution. I will be gifted ownership in the S-Corp and begin to reposition properties by selling the ones in the S-Corp and buying new ones in a new LLC. I hope this is a good lesson for anyone else in a similar situation. Don't buy property in an S-Corp!!

While I appreciate you taking time to  respond I wanted to clarify, I am not asking advise if I should do this, I am asking if anyone out there has ever done an S-Corp to tax partnership inversion. I am told by my lawyer that it is not uncommon. I also believe I have a reputable CPA as I use The Real Estate CPA group (Brandon Hall) and they have helped draft my entity structure. Many variables have been considered but I was hoping to hear from someone who has actually gone through the process.
