Stephen, just a thought- business is business.  Sounds like you are emotionally attached to the 16 units together. If your primary focus is business forward motion cash is king.  It is not always easy to separate emotion from these deals, understandable. Looks like you have family to set up generational wealth for.  Good luck on all of your endeavors!

Learning how to analyze properties is key.  Estimating conservatively is also paramount because you do not want to undercut your cash flow opportunity.  I saw in a youtube video from BP that every deal has a homerun number.  That number is the price you are willing to offer that makes sense for you financially.  If the seller will not accept the homerun number- you have to be willing to walk away and not become emotionally involved in the deal.  Business is business.  As a total novice in real estate I would suggest watching and listening to Bigger Pockets on the daily, become immersed in it.  You will pick up so many key tips and tricks!  Good luck on your journey!

I am a Realtor in the San Francisco Bay Area.  I have been on BP for about a year, I never thought it would make such an impact on me.  I began listening to David Greene and Brandon Turner and was hooked.  Now, BP Money with Mindy Jensen and Scott Trench.  My real estate trajectory has taken a hard left turn and I have now convinced my husband to invest in rental units.  I quit my corporate job and have become a real estate agent, surrounding myself with all things real estate.  Analyzing properties has become categorically easier and I am looking forward to the new journey that we are embarking on. Grateful does not begin to describe the feeling I have toward BP.  Hoping you all have a wonderful and prosperous new year!

I am a Realtor in the San Francisco Bay Area.  I am looking to invest in the Milwaukee area.  Specifically, Riverwest, Murray Hill Grasslyn Park, Cooper Park Neighborhoods.  Does anyone have any insight as to which neighborhood is the best to invest in?  I have been driving these areas but am not sure which neighborhood is a better investment.  If anyone has any insight as to local news, events, reasons not to invest in these areas, please feel free to pass along any info you may have.  I am also looking for a Realtor in this area to work with who has connections to property management companies and contractors.
