I am looking specifically for multi-family. I found River West to be a great location- maybe a B- location. Perfect for rentals.  Depending on which side of River West the home is located.

I am also still considering buying here in Sonoma County.

Thank you Jeremy, I appreciate the perspective on CAPX.  I do tend to agree that 5% may be a little too low- especially if the homes are older also considering that if you have a multi- family you may be looking at capx for both locations water heaters, carpet, dishwashers...

Thank you Drew- I certainly have a lot to learn about property management companies.  I have had little interaction with them.  I have heard that the quality of a property management group is key to the success of your rental business. I also would imagine that a great company would be well connected with trusted contractors in the rental location. Thank you for your insight!

Also, Marcus I replied before I read the article.  I hundred percent get the contractor concern- we have the same problem in our area of California.  Good contractors are so hard to come by.  My husband and I are maybe looking to do light work on a property but nothing major. Cosmetic only. Good insight/ thank you so much!

Thank you Marcus for your reply- My strategy now is multi-family cashflow, not equity at this time, however, I would be looking at Shorewood in the next couple of years. Cap-ex is definitely something to consider. Would you consider 5% enough for Cap Ex or would you allocate more?

I would suppose stacking away as much cash as possible to be ready for when that next deal opportunity presents itself.  Or, you could talk with a financial planner and see what alternative investments would be beneficial to invest in temporarily that can be easily liquified when the time comes to invest in RE.
