@Lindsey Pantaleo, I've seen your photography work, and it's stunning! Are you  from the Rolla/St. James area? I grew up in Rolla, and it seems like I've seen your name around.

Kathy Henley , thank you for the book suggestion. I will check it out! I do love living in Columbia, but I'm trying to decide if it's really the smart place to buy a rental, given that more and more student housing and large apartment complexes are springing up what seems like daily. I currently work in Jefferson City, our state Capitol, so I could easily make that work as well. Rentals seem to be more scarce, but the city also has a much lower median income, which makes me question the type of tenants I would get there.

I just wanted to introduce myself before diving into the forums. I'm a newly-single mom, and plan to begin "house hacking" to help provide financial security for my son as I move to a single-income. I'm currently trying to soak up all the information I can so that I can go in smart.
