Hello Everyone,

I recently listed my Airbnb listing and finally decided to move out of Evolve.

The listing is fairly ready, but I had a question on "choose who to welcome for your first reservation"
there are two options 

1. Anyone on Airbnb
2. An experienced guest(This i learnt to be someone who is verified by airbnb)

I have selected as an experienced guest, but that also means I will be discouraging a lot of other guests who are yet to be verified.

what is your take on this, and is it a good idea to just have anyone on Airbnb book it?

That makes perfect sense, I will get the photos taken soon. 
For now, I am coordinating with the cleaners for every booking and have vetted them out. If it is easy to manage the listing, I can give that a shot.

There will always be a choice to go back anytime. my only concern was we will hit the peak season in June for beach goers and want to make decision anytime this month.

Hi,

I am pretty new to STR, I closed the property in Jan and got everything set up and currently using Evolve, while they are good they are still half-service only.

I am looking for someone local who does property management for STR and does full service.

I have not explored doing it myself, but if it is a better bet I would love to explore that as well.

Any recommendations or pointers in the right direction are highly appreciated.
