If you need a one-stop shop, then go with "Guesty for pro" https://www.guesty.com/pricing/ since you have more properties to manage.
If you know what and how to set up your messaging and cleaner schedule then this should be fairly simple. Otherwise, it's a little bit of trial and error.
Once you have the subscription you should be able to get the smart pricing from guesty turned on which will sync across calendars. One thing to note is that they charge a percentage commission for each booking (like 1%), if you want to pay flat/monthly go with pricelabs.
Get started somewhere, things will eventually fall in place.

after switching from Evolve, I didn't bother to buy or transfer reviews from them. felt like more of a hassle doing it. They do sell photos/descriptions after your 90 days time with them.
I have used Guesty for hosts, since I currently only manage one property(I have mixed opinions on this, few things to note are that VRBO integration can be an absolute pain, scheduled messages can be a hit-and-miss (you will have to disconnect and reconnect at times), you could potentially choose hospitable/hostaway/guesty for pros if you need more robust PMS.
One thing to note is you will have to learn a little bit of dynamic pricing( pick and choose your favourite and try them out before settling) pricelabs/wheelhouse/guesty price optimizer
Once you start managing yourself, you will thank yourself later for the money that you will end up saving. The only thing to keep in mind is finding a reliable cleaner(make sure you have good communication/backup plans), and a good handyman.
understand your market and do the switch in a slow period, that way you can get experience and not lose a lot trying to figure it out.
I have learnt a great deal from bigger pockets, and lots of helpful people here. when in doubt ask and be specific to get the quickest answer :)

Thank you all, i am still troubleshooting.
from my experience so far it is not the IPM(integrated property management) software that is the problem, it is just the way VRBO is designed to work with these IPM that causes the issues. Unless vrbo gets better at it we will see continued issues.
In my STR market, i hardly get any bookings from VRBO but don't want to miss out on possiblities.
Another problem is VRBO charges (5+3)8% for advertisement booking and guesty handles payments in this case. whereas Airbnb charges a flat 3%. So I wonder what is the motivation for folks to be using vrbo

Hi Team,
I recently got "Guesty for host" subscription. While it works like a charm with Airbnb I have a really hard time getting it to work with VRBO.
Has anyone had a similar issue? how did they find the resolution for the same?

That is a very good observation, Ashville/Boone area receives some decent snow. Ashville receives its own fair share of footprint, will the guest continue to enjoy Aframes/Custom builds over a period of time I am not sure, but it looks like a novelty.

I think it is logical, systems are not fair and while these mature over time we will have to learn how best to monetize. I am trying to see how too avoid bad experiences. but again I will lean on this wonderful community if and when such an incident happens. For now, I would go with the majority of the lot "anyone on Airbnb".

how do you check for id?
