Hey Mike, my wife and I are in Phoenix, AZ and have paid the $1500 for the USTLA program and are wanting to invest in this for the long haul and really make it work for us. If there is any knowledge you can send our way, it would be greatly appreciated. We are definitely into going about this in any way that is safe for all parties involved and of course, to make enough money to hopefully build our dream home. Let me know if you are interested.

I didn't use a course when I got started, just read the information available through the counties and read the actual state statutes.  Looking back to when I started, maybe I could have used a little more guidance, but I have no complaints about the way it has worked out.  I have cruised some of the websites foir companies where the classes are offered, and my question is always the same, if you're so good at the investing, why are you teaching it to someone else? 

Looking to partner with an investor who wants to get into this.

@Chui Ong I am in the same predicament as you are. Difference being, I recently got married and moved in with my wife who rents out a HUD apartment only paying $50 a month. So we are faced with having to move somewhere else with more rent we'd have to pay (my name being on lease raises rent) or owning our own primary residence. The house we want and know is ours is $475k. We are learning that buying a multifamily property first and gaining that extra income while living in it for a year is probably the better idea. We can use an FHA Loan, save more money and have an extra income other than our full time jobs we both now have.

Nick J - I couldn't help but notice you are from Arizona as well. Tell me, what does "really affordable" look like for you? And would you agree with Jonathan that Tucson and Flagstaff would be two of the better cities to look at? Is $150k really affordable or $60k?

Jonathan - Thanks! I haven't done any investing yet at all, but I have only been looking in PHX area so far. My situation is that we (my wife and I) are also looking for a house ourselves, currently. So I was thinking multifamily would be a great investment because I could live there as well as rent out the rest. I've only been in PHX for about four years now, so this is all really new. I'll look into Tucson and Flagstaff now as well though, thank you!

Hello everyone! I'm a super newbie into the real estate world who has many great ideas and goals of what I want to do, but hardly any money to start up as of yet and very little direction of where to begin. I want to start by buying a multifamily property, being owner-occupant, and renting out the rest. That's as far as I've gotten so far! I'm currently working through the course for beginner's but could use all the help I can find! Looking forward to building relationships, meeting and speaking with investors and turning dreams into a reality. My beautiful wife is all on board as well, just looking for some guidance! Thanks!
