Thanks for the input! The seller doesn't want to use an agent. My realtor is asking that I get the seller to agree to a 2.5% fee at closing for him to provide proper legal docs and review through the process to protect me and him (my agent). That normal? I don't want that to spook the seller.

I found  home over the weekend that the family is trying to sell for their mother. They have an asking price in mind, but how do I determine what I need to buy the house for to flip it? I'm working on getting comps for the area, but what else can I do to reduce the risk of paying too much?

I have a list of addresses I have collected driving around my target area, but I'm wondering what information should I get on these properties and where can I find it in order to identify the ones worth pursuing?

I am looking at a property for a flip, and was wondering if I should be looking for a GC to handle the entire renovation or piece it out to specialized contractors. I'm looking at everything from carpet/paint, to counters, bathrooms, roof, maybe siding.

Guys thanks for all the input. I'll definitely check out the links you sent. You're right I should have been more specific here. My goal is to generate capitol quickly, to use toward purchasing properties for the BRRRR strategy. Portland is tough for beginners as Jon mentions because our property prices are so high. I can't buy any kind of house for $30k other than a tear down. The issue with flipping houses for me is finding the additional capitol needed to purchase and rehab the property. I'm considering wholesaling to grow our available capitol funds, but I'm still learning about that and how to do it. So I guess the real question is how would you use $30k to generate capitol returns in a more expensive market like Portland?
