If I buy a house with a conventional loan do I have to live in it for a year before I can rent it out?

I'm at a point where I'm ready to buy a property, and I have one I'm looking at for the BRRR strategy. My question is how do folks get themselves past the nerves of pulling the trigger the first time. I've run the numbers several times and I believe I have the purchase price to make it work, but I'm still concerned I've overlooked something. Any ways to double check or strategies for reducing the nerves to pull the trigger on a property? I don't want to fall into analysis paralysis and never buy anything, but I don't want to get too excited and make a move before I've done all my homework!

I'm looking at a duplex and I'm wondering if anyone has ever had a situation where a property could work as a buy and hold at one price or a BRRRR at another price and how they decided which would be better?

5,000 square foot lot is being sold under ML# 16477453. Seller to demo adjacent home's laundry room (approx 6'x10') on the east side of home and the garage for lot confirmation of Lot 12.

It has something similar but it doesn't list owner information just info on the subject property. Not sure how to find owner contact info.

I have a list of homes I built driving my target neighborhood. I have acquired owner info for a few properties from a realtor friend that has access to a title company in the past, but I think this list is too much for them in the time I want the info. What other ways can I get owner contact info?
