Rate is 7.75, with $5k origination, but don't think it's real, as they didn't ask me a number of important questions. I wouldn't go forward with that origination fee regardless. Thanks guys!

Though I'm not too sophisticated regarding financing, I do know that there are different options to structure any deal, which take both knowledge and creativity from a lender. I'll look to reach out to you tomorrow - thanks Luis.

I'm looking to cash out on an investment property in FL, and came across these guys. They sound competent and provided a decent rate, but don't have many reviews, except for Yelp. Anyone have something on them either way? Thanks in advance.

Matthew - I appreciate your quality responses to Jonathan from 2 years ago, and am looking to add land flipping to my arsenal. I'm wondering if anything has substantially changed in the education dept. since then, as the number of land-flipping courses have mushroomed. Would you say that Seth Williams and LA are still the "go-to"s in the space? Any feedback regarding Jack Bosch?

As for my biggest hurdle I think it's definitely pricing, it just takes a lot of reps to understand valuation of vacant land.  I think Seth did some pricing videos that he's added to his course which help a lot.  Other than that you just have to rep it out.

I've put together a spreadsheet analyzing a number of markets with plenty of both growth and flipper activity, targeting several cities away from major metro areas, but obviously still looking to avert an overly saturated market(s). Should I for instance be looking at a specific # of cash transactions from the past year put back on MLS as a benchmark to overly active market (say 125+), or can someone suggest other barometers to consider?
