Hi I am a investor who owns property in Orlando and Boulder Colorado. I am looking to sell my property in Orlando and have been exploring different markets to invest in. Knoxville has caught my eye and specifically East Knoxville. I was curious from a locals perspective what are your thoughts on multi family properties in East Knoxville. Some of the properties that I have received rent rolls for seem to be very under market rented but it also seems a lower income area? Just looking to build insights as Knoxville looks a terrific market to invest and want to do some due diligence. Thank you

Hi my name is Shane O'Neill I am a current professional soccer player playing in major league soccer for Toronto FC. I formerly played for Orlando City and in my time there purchased a Condo in Winter Park. I have followed the market since leaving and have an interest in purchasing a multi family building to do a renovation. While I played there around the Stadium I always felt could be a growth opportunity and was curious if this would still be the case? I am looking to get connected with people in the area who could potentially take through some growing areas and areas of opportunity in the city.

My name is Shane O'Neill I am currently playing for Toronto FC in Major League Soccer but am from Boulder Colorado. I wanted to share that information because I live in Toronto for about 10 months of the year and spend the two months in the offseason back in Boulder. I currently own a property there but it is rented out so when I am back for the offseason I end up staying with my parents and get the occasional Airbnb if I need some space. I have posted before about the desire to own land and potentially have a spot where I could decompress and relax in the offseason. I would love to get connected with someone who has dealt with Airbnb's in Colorado and what it looks like to own one. I am open to many different ideas and opportunities, ultimately I just want a peaceful getaway in the Offseason but a place where for the other ten months of the year could be income generating. Thank you

You're describing my dream as well. All my vacation rental/STR clients tend to look for a turnkey property in the mountains, but there's something alluring about building your own vision in the Colorado wilderness to get away.

There's a big difference between improved and unimproved land. Has there been any work to bring utilities? Is there a septic? A well drilled? Is there electricity there? Or nearby that it wouldn't be crazy to bring it over to your property? Otherwise, you'd need to look at solar/off-grid (which has huge appeal on Airbnb, by the way).

One other note is just to make sure you know the Airbnb laws wherever you're looking. The trend in Colorado is more toward restriction than it is permissiveness. Some unincorporated counties, that traditionally are more laissez faire about land use than incorporated cities, are starting to restrict or outright prohibit short-term rentals.

Thank you very much for the response and detailed response at that. Is there specific counties you think I should be focusing my search? I am from Boulder so ideally would like something within 2 hours if possible. I was also curious if possible you could elaborate on the solar appeal for Airbnb. I have a strong passion for nature and mental/ physical rest and recuperation but don’t want to get to far over my head to begin with, want to take this step by step. Thank you very much

Hello I am an owner of two properties one in boulder CO and one in Orlando FL and have paid off the mortgages. I spend my winters in Colorado and want a get away spot I can go on weekends to relax be close to nature. My dream is to purchase land and have the ability to put a Airbnb on the property, maybe a sauna cold plunge make it a relaxation get away. What steps should I be taking/ looking out for when looking to purchase land. Thank you
