You can hire whom ever you want as long as the Sellers agree to this in the offer. The odor issue may be something bigger. Ozone machines kill the smell as long as you find the source and take care of that first.

This is a Buy N Hold project. We are 1 week from completion. Then to rent out the property at $1500.00 month rent.

What made you interested in investing in this type of deal?

Marinette WI is a great are to invest in. Due to the lack of housing.

How did you find this deal and how did you negotiate it?

On market. MLS. We paid full price due to lack of housing and have the resources to turn this property into a great home for some family.

Industrial buy & hold investment.

Purchase price: $124,900
Cash invested: $70,000

This is a commercial building located in the Walleye Capital of Oconto WI. I invested in the main building for the main purpose to turn this into a Walleye Lodge. Then Austin (tenant) came around and told me his story of Billmann Const. I knew he was a great fit for this property. We signed a (3) yr lease with the option to extend another (3) yrs with a 5% annual increase.
