Make sure you take the mold seriously, research as much as you can about it. Take as much precautions as you need too. It can make you very sick. Investing in a thermal imaging meter can protect you as seeing where there is a lot of moisture. 

And fans fans fans like @Linda Weygant said. you'll be surprised how fast these things can dry up the water over night. They sell pretty good ones at lowes and home depot.

From personal experience i don't believe that the blown in green fiber cellulose would have much effect that you're hoping for. Which i believe is foot steps and noise coming from above. The answer to sound proofing is mass. You want to put as much mass as you possibly can in the ceiling.

@Roy N. is correct that decoupling the ceiling and adding a second layer of drywall is the best bet. It should be the ceiling then a layer of insulation, roxul or any insulation, then another layer of drywall. Any contractor should be able to do this for you as its not very hard. Yes it will be more expensive than the blown in way but if sound proofing is your goal this is the way i would do it.

Also, either way will make a mess. Blown in insulation will shoot all over the place after the cavities in the ceiling are filled. So your tenants will have to cover everything or take everything out and the insulation will find its way into unwanted places.

Aloha Bigger Pockets community! 

My name is Shane and i'm from Honolulu. I wanted to introduce myself to the community here and let you know how awesome this forum is. I've watched alot of the podcasts and read through dozens of forum posts before setting up an account. 

Currently I am starting a handyman service to fund money for my first deal. This will also hopefully position me with contacts in my neighborhood who i can deal with in the future.

Overall i hope i can learn a ton from this forum in creating recurring wealth for myself.
