I'm ready to buy my next investment property (most likely a multifamily). My plan is to do a cash out refi on one of my properties and use that to put 20% down on this next property. I might also take out a HELOC on another property to finance any rehab needed on the next property if I don't have enough cash left from the cash out refi.

So I guess my question is - Do you see anything wrong with this plan or a better/easier/different way to do it. Thanks.

@Marcus Holloway Wow, that's surprising. Are they just too busy with owner occupied refis?

@Jonathan Taylor I owe my HML (really a private loan), more than the 75 LTV. I always knew it was a possibility but the ROI was too good to pass up. The interest rate isn't ridiculously high so refinancing isn't an emergency, I just want to use the same money to buy the next one asap.

@Todd Rasmussen So it's actually 2 multi-units. One quad/fourplex, and one duplex. So 6 units all together.

@Todd Rasmussen A private loan. The property is a multifamily property. My understanding is that 75% LTV is the norm for a no cash-out refi. Am I missing something?

Thanks for that @Sean Julian. Even though it didn't go as planned, real estate is very forgiving that way and I'm sure you'll do well on it in the long run. Can I ask if it's cash flowing?
