I'm in WI myself, just north of you. I'm with those who say walk away. They already don't have the rent. It's the first of 36 more reasons over the course of 12 months you won't have the rent when they say it will be there. Apologies for being direct. I speak from experience.

Brandyn, The person who said "This is a people business" is spot on. You know this person. You have your gut feel. You probably knew how you'd handle it before you posted! I've had tenants like this too. Once they do it, they tend to do it again and again. Be firm and polite. Take the additional fee EVERY time without exception. I have a rental agreement that provides paying on or before the 1st is $900, after the 1st is $950. If not paid by the 5th, a late fee of $50. Is $100 more in rent a strong deterrent? Only you can decide. I enjoy the additional income when it happens.

I see the median rents (2013) were $636

I don't know Waupun well enough to talk intelligently, but have been through there many times.

I know the prison brings in a lot of short term renters with family who have "loved ones" in the prison.  That may be a flag for what type of renters you may see.

Google purchased nest a while back. $249 is the base price. I saw the break price a week or so back online at nest itself. Sign up for emails. That's what I did.

Oh my gosh, yes. The concern lies that your tenants can still increase/decrease the temperature at will. The nest "learns" settings, so once per week you'd need to review your settings as the tenant will change them. Also, you can set minimum and maximum temperatures. I use them in all my properties along with the smoke detectors they make. I believe the thermostats are $50 off right now. Hope it helps!

Thank you for your reply. I own 4 properties. The last was an out of probate deal where one of the children knew me. The deal was simple, but peaked my interest. I'm still looking for someone who has experience with mailing to probate lists as well their experiences of best time to mail letters. Thank you!

Hi all, long time reader, first time post.  I could use help on probate.  I have not found a list service that will pull probate in Wisconsin.  I have contacted all mentioned in the forums.  Probate in the legal process has many steps, each has a specific name (summary settlement, informal proceeding, etc)

My questions are:

1. At what step does one pull the probate list?

2. Is there a particular window of time that probate letters work best?

Putting myself in the shoes of those left behind, I certainly do not wish to offend, but certainly may help them.  When is the timing right?
