Post: Top (and inexpensive way) to collect rent and screen tenants

Hey guys, 

We've been using TenantCloud and not impressed.  We are on the minimum plan with four rentals and don't see the value in paying $180 a year to collect rents, payout rents more than a week later, and screen tenants when we have turnover.  (Which is rare)   Any suggestions?  We know it's not that much money, but it all adds up!  What would you suggest?

Hey guys, 

Fortunately, new to needing a collection agency for tenant damages.

Any advice would be amazing.  Do we hire local?  Are we better with a national company?

The damages were $3,600

Any companies that you would suggest?

Pro's/Con's?

Hey guys,

Any suggestions would be helpful.

We had a tenant give notice, another tenant signed to lease at the beginning of the month, and now the current tenant says they have not found anything yet and may need to stay longer.  Besides the obvious eviction needed, any suggestions how to get them out sooner?  

This creates a domino effect for the incoming tenant not being able to move in either.

Has anyone had this happen before?  

What's the best solution?

Hey Kevin, if you’re bold enough after meeting them…ask them if you could stop over and see their present location.

It’s a great on the spot check to see how they will treat your property.

Hey Mark, we had the same concerns.

Craigslist was garbage. We found some awful people there.

Now, we moved to Facebook and spent $10

Within a day we had two people, both we met face to face and discussed their backgrounds as well their schedules and needs. Finally, we asked for references. Just waiting on those from asking yesterday.

So far, a surprisingly strong experience. Hope it helps.

We have a few rental properties over an hour away and self manage.

To let those we screen heavily before hand view the property themselves, we are considering the Schlage Encode Smart Wifi deadbolt lock and nest camera.

We can change the code remotely like an Air BNB would.

Is anyone using this lock and also doing virtual showings?

I have a lender who is telling me that I need to use $25k of my own cash to purchase another property while I have a duplex in an LLC that has over $129,000 in equity. Does this make sense to anyone? I asked them to pull a second on the property (they hold the note) and they said "sure! you put up 25k cash and we will put up the other $15k in a second out of your property". Credit rating is 725

Any suggestions or lenders you'd suggest would be appreciated.

Looking for success stories working with banks that do refi's on LLC properties. Who have you found to be swift as well have tremendous rates. Thanks for your feedback!

Hi everyone,

I am searching for an umbrella that covers my assets. I have two nice sized properties under an LLC.

An insurance company told me I needed two Umbrella policies, one for the LLC and the other for my personal side. Never have I heard this nor does it make any sense.

Can someone please shed some light as to what they know?
