Add your fee to the assignment contract. The buyer pays your "commission".

Okay I should probably save for the Upgrade thank you.

Both of these properties are single family.

Both pay $750/m. Both leases are up in the beginning of the year. Rent in area is $850 now so it could be raised.

The seller stated that he gutted out everything & replaced with new a couple years back. So no repairs needed.

I will have to ask about the roof. I’m not exactly sure.

Thank you & Merry Christmas!!

@Patti Robertson

Hey Patti,

I appreciate you for responding.

I am a wholesaler I will assign my contract to a end buyer for a fee.

And that’s what I’m having a hard time on I really don’t know how to calculate all those different exit strategies and it causing me to maybe have my numbers wrong for the offer he’s accepted already.

I’m not getting that much response back.

@Tom S. Thank you! You were so helpful even @Caleb Heimsoth you informed me on something I did not know! I appreciate all the advice here but to continue to say the say the same thing over n over after I already said I didn’t know and now I have the contract signed ... what’s next ... that’s all I was asking in the first place. @Ben Leybovich Shame on you! For calling me a fool, very impolite of you to be a member of this forum and instead of providing information to my question you decide to ridicule! Stay blessed!

@Ben Leybovich You are a fool for commenting on a post your opinion instead of answering the actual question. Did it make u feel better to call me a fool and come on here and put your 2 cents in. Go back to sleep Ben. I was already informed not to market without a contract but I do have a contract signed now so it’s no problem. Good day!
