@Jordan Rhoads Baltimore City is a Great Place for BRRR method. I practice it here. Turn key rentals can be purchased b/w $28k-$40k. There are various programs such as VA disabled vets and section 8 that I have used for guaranteed rent. I just found out the city has a program like a transitional housing where they pay $700 per room. Great opportunity. I also do project management for out of state investors flipping in other cities. Contractors can be the worst I just provide a piece of mind.

So My 1st property SOLD with a $50k Profit. I purchased on 12/8/17, reno was complete 2/3/18, received an acceptable offer on 3/22/18, and closed on 5/2/18. The hardest part was finding a good contractor. After firing 2 sets of contractors, my team is awesome. They are developers. They have taught me a lot too. Last week they gave me two listings in DC both with Listing prices over $500k. Check out my B/A Pics....

I drive through neighborhoods looking for rehabs in progress and do a walk through with the GC. If pleased with the project, I get their contact info, and ask for the address of the last 2 properties the completed. I look up the tax records and call the owner and inquire about their work. If they have positive feedback, I contact the GC to bid on my job.

What is your Exit Plan on this property (buy and hold or fix and flip)? In some parts of Baltimore particularly in the city turn-key rentals may be ideal.

Congrats!!!! I just purchased my first property on December 8. It is truly a learning experience. I am on my 2nd set of contractors. The hardest part of my rehab is dealing with the contractors. The police have been out twice due to altercations between contractor and subs....smh. 

I am also an agent the best way to locate and create a Great relationship is to introduce yourself at a REI to an investor-friendly agent. Negotiate the cost of commission down if you agree to work exclusively with that agent for 6 months. Good Luck

I am due to start my first fix and flip. I thought I did a good job selecting my GC, but after bringing on a Contractor Manager we discovered some questionable information. I need a good GC. If the worked for you can you inbox me the property address so I can view the photos?

The loan is based on 1-year @Nghi Le

I have 2 GC's bid on the contract, the estimated construction time is 4-5 weeks. As a realtor, I can list it as coming min of 21 days prior to listing it. Exit strategy is to get in and out ASAP. There is a huge downpayment upfront.
