Please if there is already demand for MTR in that area. MTR is definitely great idea. Plug all the numbers and see if number make sense.

Welcome to the BP. There are multiple forums focused on Wholesaling. I heard people are going after the old listing on the MLS and directly negotiating with buyers (not sure how it's done). This is something to look into. In terms of buyers, you can start to join the local meetups and build your network.
