Great post!

One thing I would like to add about the credit score- there is a card called "secured credit card" which is pretty easy to apply for. This card gives you the chance to start building your credit score before anyone will give you a regular credit card.

In this secured card, the bank gets a payments by the holder (usually 200-500$) and keeps it. This is why it called secured-  the bank have your money so if you don't pay your bills they have no risk.

I've ordered this kind of card in Discover and it was easy.

@Alex Ciuca Welcome!

I'm an OOC investor in PGH and I think that you will have so much more leverage than me if you will invest in your own back yard as they say... I'm doing that from Israel and I already bought that way one property (and the next one is on the hunt) but I think that if you have connections in PGH it is priceless!

It's possible and great to be a long distance REI but I wish that I could have invest here in Israel.

PGH is great, there are tons of great deals there. There might be better in other places for sure. But- to build my team (which I'm still doing) was hard.

Was that your first rehab or do you have experiance in this already? How did the rehab cost so little when you updated everything? Was it your sweat equity?

I'm trying to evoid D neighborhoods But C is what I can afford right now since I'm not qalified for a loan in the US (I didnt find anyone who would loan me at least)... I'm trying to make sure that I'm looking in not the worst areas with agents, PM's and crime maps

I'm in the process of doing exactly that. But- it will take up to 3 years until I'll establish credit score for my LLC (or up to 2 years for my personal account), so I'm trying to see if I can get any type of loan in my current situation...

All the banks that I've talked to until now didn't approve a HELOC or any other loan but I will keep trying...
