There is a terrible stigma attached to wholesaling. Simply put, wholesalers are paid for doing all the marketing and lead acquisition that the typical investor does not want to do. You are outsourcing a significant part of the business and therefore they deserve to get paid as well,

Let me know if you need any help finding off market leads! These properties typically will need a certain level of rehabbing but can lead to greater rental returns. Places like Desoto, Arlington, and Garland are great areas to look if you want a decent class of tenants but are still looking for cash flow.

This is actually just a gigantic SFH. Definitely big enough to be Multi family haha. Since the competition is so intense my partner and I have to be willing to provide a much better level of service to our prospective leads versus the big guys. We generate most of our leads through pure hustle: door knocking, bandit signs, and word of mouth from satisfied clients.

I love the DFW market! Competition is fierce but with the right drive you can still get some good deals! I just got a huge 3100 sq ft 5/3/2 under option period on Sunday in one of the few areas where 1% rule is achievable in DFW. Let me know if you need any help or any boots on the ground!
