First SFR investment property

Interested in buying first SFR investment, rental property for buy and hold and good cash flow. My budget is around 150K, cash payment.

Which area would be better in DFW for current rental market?  [I live in Garland]

Is this a good time to buy and rent for cash flow?

Garland and Mesquite are good places to look....but maybe in the cities around you too....maybe Wylie, Commerce, Greenville, Anna, Leonard.  One thing I don't like about Mesquite and Garland is that they have rental inspections and want to hold rental owners to a higher standard than owner/occupant homeowners.   They want to inspect homes which is against the 4th amendment to me, as they don't inspect normal resales.
