Hi Everyone,

I am thinking of putting in Casa Moderna Luxury Vinyl Plank Flooring in one of my rentals. I read somewhere else that this is a brand from Floor and Decor themselves, but haven't had much luck finding reviews on it. The plank itself is glue down, water resistant, 2 mm. I don't want to put anything too expensive in this rental because I plan on demolishing it in a few years. I am leaning towards this particular plank as it's about $1/sq ft & believe it should last a few years and look good, but don't want to put it in if people's experience has been negative with it. 

The rental itself is a 2 bed/1 bath, 900 sq ft. Any thoughts or experience with this particular vinyl plank brand?

I have just purchased a property in The Colony by the lake in Dallas which i will be renovating to make it a rental property. The acquisition and rehab will be done in all cash by me. After i rent it i wish to use this home as collateral and pull out my equity through a long term secured loan.  I am a foreign investor and this is my first home so i do not have a history. Any lenders or companies who would work with me if i have a rented property but no financial history. Let me know

I have purchased a property that I would like to demolish and do a new build on (deciding between 1500-2500 sq ft) I have received very competitive prices from a few guys, but have no experience working with them. My quotes are between $75-90/sq ft all inclusive. 

Question here is-- have any of you used someone you really like and can recommend? Also, what prices do you receive? Thank you.

I am getting a quote with ServePro for the restoration, any feedback on them ? They also recommend GC's to do the rehab work. Not sure if they guarantee the combined work, will find out though.

Hello 

I am planning on investing in a Property in Dallas that has extensive fire damage. Need some Advice on how to go about inspecting and rehabbing it. For the inspection do i need contact somebody who specialises in fire damaged properties ? If yes then what do they do differently ? Also please post if you have any references.

For rehabbing , what are the big items apart from foundation and plumbing does one have to worry about. Thanks.

Any special permits required for properties like this. Let me know. Thanks

@Blair Poelman Yes i am in India but i spend 6-7 months in a year in Dallas. Thats when i will be doing my flips. This is just for me to familiarise myself with the market before i start investing in more long term properties which would be professionally managed multi units.
