I met Harrison (Go Gladiator) thru BP and through a series of emails and phone calls, I decided to fly out to Indy and take a peek at his world. I had an extra bonus of meeting Ryan OD. I am happy to report that I am now the new owner of his nicely rehabbed Ritter. Ritter already rented and should be cash flowing next month. Harrison was great to work with! Never would have done this if not for BP and the great connections and information... :woohoo:

Let's see- great subject for all of us who dream romantic dreams of owning rental homes...

* Had a murder in one of my homes

* One tenant left urine and feces in the refriderator, finding that only after walking the path of boxes and newspapers pile to the ceiling

* bought two homes that would have been great three blocks over, instead had looky-loos steal the air conditioner and neighbors who greeted any new potential tenant with beer, fists and verbal abuse..

I have all my properties in LLC's. I don't do this because of the bookkeeping, although it turned out to be easier to do the books in a LLC, but because of hopefully the legal protection it gives me. Might want to talk with an attorney or Accountant. The actual process of starting a LLC is pretty easy.

Hi Dick, Marcus and Jim...Thanks for the welcome and the information.

In the early 1980's I picked up my first duplex for $50k. The market was depressed in Oregon, but the realtor was embarresed to put my offer in...but did anyways. It was a good time for investing. I feel like it is a good time now, as well, as long as I pick the correct area, the right price and condition of the unit(s).

This is a great site, full of wonderful conversations, sharing, networking, ideas and perspective.

Mike:

I did start up several LLC's that I didn't have in the past to wrap my properties around and other investments. I also started up a LLC to run my other LLC's, allowing me to take deductions that I otherwise wouldn't have taken..

I have not hired an assistant, but wouldn't hesitate to do so, should I need to. I am not in the game to the degree that Loral would want me to be..but I understand it.

I know several people who have up'd their game because of her.

I did start buying little cash-flow homes in LA as a result of her. She just got me thinking a different way.

Also, because of her networking, I was able to get into other businesses that invested in different kinds of business. One was a vitamin business that just sold to a company on the Canadian Exchange. I doubled my investment on that in three years and it was bringing me a return of over 15% annually before it sold. Others have not been that great.

The other thing Loral did for me was to see that there are other ways to make money.

I attended many of Loral's seminars. If you read MikeOH's review, that sums it up nicely..especially for someone who never paid to attend.

She is very motivating, gets you thinking and helps to get your head thinking differently and then getting into action..and if it already does think differently, then she helps you take it to the next level. It was because of her that I started looking in other areas for cash flow properties. Even did a RE weekend with her in Philly. A nice eye-opener.

Harrison and Dan...thanks for the kind welcome. I appreciate it.

Harrison, thanks for the area tips. I will be looking into them.

Dan: I have been investing in properties since I picked up my first duplex in 1982. Long time ago. I don't invest full time, but my goal is to have enough passive income flowing to not worry about my 9 to 5. I am getting there..but need develop a plan and then work it with more focus.

As for the long distance, it works for me. Besides the choice of area and desired property, I spend time interviewing property management companies. I keep up with them and hold them to their word and committment. I have been known to fire a couple of companies who were not looking out for my best interest as promised.

I am thoroughly enjoy this site and look forward to sharing my two-cents... :cool:
