Hi All,

To make a long story short, I have a new tenant that needs some measurements in one of my homes that she will be moving into soon.  I gave the current tenant a written notice that I will need to enter the premise with the future tenant and she is telling me "no, this is an invasion of her privacy."  I do not have anything specific in my lease on the topic (which I am changing for the future) but I had read somewhere that the landlords could do so with written advance notice.  

Some other background on the situation...

Michigan residence

* Current tenants lease was up on Oct. 7th and she is still not out because she is waiting on her new place, even though she told me she would be out the middle of Sept. (which is why I now have an upset new tenant)

*I was trying to be proactive and get a good tenant lined up, which I did but she needed to be in by Oct. 1st because her house sold. (mistake on my part, should have waited until the current tenant is out.)

*Now I am caught in the middle of 2 stressed out people and trying to accommodate both parties.  I did not want to start legal action on the current tenant because she has been great, and assures me she will be out on Saturday. 

My Questions is:

Am I within my rights to show the property?

Is it worth the risk?

Any recommendations...

Hi BP Nation,

OK I have a 1 bedroom apartment for rent and I currently allow tenants to have 1 pet for an additional $25 pet rent.  I had a young interested who has  4 cats!  She says they are emotional support cats...  Can I get into any equal housing trouble by denying her because of her cats even though they are for emotional support??  Thanks for the help

Thank your for your tips.  Right now I have the tenants deposit the rent into a bank account set up specifically for them at the local bank.  I will have to talk to the bank and specify that the tenant can only pay full rent payments.  Every time I post a notice the rent is usually in the account the next day.  Its just a pain driving a 1/2hr to do so.

Hi All,

I have a section 8 tenant that inherited when I purchased this duplex in February.  The first couple months he paid his portion of the rent on time but over the last three months he has paid it later and later and this month he paid it late and it was $10 short. I try to be as strict as possible by posting notices and charging late fees (which he has paid)  but it is getting a little annoying already.  I feel like he will never let it get to the point where he is evicted due to non payment so I feel like I am stuck posting notices and hassling him for the rent.. Any recommendations??

You are looking to flip?   If so it sounds like the sellers are nowhere near what you need to be at if they did not accept 108K.  No deal unless they are going to come down.

Hi all,

I just purchased a duplex that is fully occupied and the tenant in the lower unit is a Section 8 tenant.  Before closing on the property, the previous landlord showed me the rents and she received $425 from the state and the tenant paid $300 per month.  She did not have a lease agreement however so I am implementing mine tonight with the tenant. I have never rented to a Section 8 tenant before so I was wondering how to write up the payment terms and monthly rent.  I'm assuming I would state that owes $725 monthly?  Thanks in advance for the help..

Hi All,

In an effort to systematize the business a little bit, I've been working on creating a materials list that my contractors or myself can use to purchase materials for our rental rehabs.  I would like to hear from you all about some of the best "tenant proof" materials that have been used as well as any other tips to make things easier.  I searched a little on the forums because I'm sure it's out there but couldn't find exactly what I was looking for.  Any help would be great!  Weekend is quickly approaching!

Thanks John.

The city requires I pay the water/sewer.  The duplex units are not desperately metered so I don't have any way to spit them up, and there is only one heat source.  Also, I have a contract with the state on one of the units, in which they do not pay utilities directly.  The costs are offset by the tenets in terms of higher rent but I thought it would be an efficient way to monitor things.  just looking into it..  Thanks
