Hello and thanks for reviewing,

Let me start bye saying thank you for bigger pockets. I'm totally new to the real estate business. However, After taken action a few days ago i have come across my 1st potential client in just a few days later. Here is the goop after speaking to client.

owned free n clear and lived there when they were younger Unoccupied. tired to rehab there self but got scammed. been sitting for 3-4 years. Have had a few investor make offers max offer was 108K

 After my preliminary reviews Baltimore, MD

3 Beds  1.5 bath. 1050 above ground Sq ft /1963 built/ Use: Exempt for commerical ??? Help

ARV $160K X .7 = 112K-50K(repair)=62K

sell to investor for 62K

Based on your numbers it looks like an OK deal. So the big question is are your  number really valid. I think this is what @Rich Baer was getting at. 

A $7,000 spread for a  wholesale deal is certainly worth doing.  I would think that is fairly typical. But the range can be pretty wide. Sometimes wholesalers make only $2k, sometimes $15K or more.
