Hi. I think at a minimum you want to get someone out there to test the soil around the tank to ensure it's not leaking. You also want to check the state's database to make sure they don't have the site on their radar for past environmental issues that have not been resolved. This should all be covered in your attorney review letter to the sellers attorney.

also check to see if they have some type of insurance on the tank that can be transferred to you upon purchase.

Call Raul Huarachi to come out and test the soil for you. +1 973-462-7581. You should want to have at least three or four sides of the tank tested. Check with Raul to see if that's something he covers. I believe it is. There's a few companies out here that you really want to stay away from to be honest with you. Raul will actually tell you which ones as no one's going to mention them online.

Hi everyone.  I'm working with a seller who doesn't have a mortgage but who is in tax foreclosure.  She's looking to see if there are any federal programs that she can 'refinance' with to pay off the loan and obtain a mortgage.  Her credit isn't that great.  I remember there were some great programs under Obama (ie HAMP) and wondering if there's anything similar out that she might be able to use. In the meantime, we're also checking with some folks on the state level (New Jersey)   Thanks in advance.

yep lesson learned. Order title upfront and make sure you do all of your due diligence on the title and the property before bringing in your end buyer.

have you talked to the title company yet to find out what's their take on title? You need to be able to read the title report yourself and see what's going on. Also do you have an attorney? Often an attorney can tell you whether or not the title company should omit something or not. Good to have them as a backup as far as title is concerned.

From my guessing I'm assuming it's a crappy and lazy realtor. Lol. No but seriously I've seen it a lot. This actually opens up an entirely different lead source. A realtor will list the property and not include the driveway or leave out a couple of bedrooms. You go in to take a look at the place and those features are there yet not mentioned on the MLS. Allows you to bid more than the average bidder. But again it starts with a realtor not doing their job. And I've been one for 10 years ( I only use my license on my own projects) so I've seen it a lot.

Same here in the Newark/New York metro area. I would say we bottomed out maybe 2009 or 2010. Didn't start seeing increased buying activity with shorter supply until about the summer of 2012 I think it was. I was a buyer's realtor at the time and I remember going from being the only deal on the table to multiple offers. At that point we hadn't seen multiple offers in years.

Hi everyone. We're looking for a good tool to use to sort of Blog the entire process behind our next BRRRR project. We're primarily using it to attract Private money with many of the folks in my network (most of whom are on FB). I was initially thinking of creating a separate FB page for the property. Thoughts? Is there a better tool I can use where I can still share on FB?

I haven't read through all of the responses but I would HAVE To believe that the MOBILE APP is your #1 response. I'm just baffled as to why the website is pretty good but the mobile app is so trash. The reviews on it are horrible and it's been wasting space on my phone for years. Is it that difficult to get this right?

Please get this to Josh as I know this site is his passion. But long term oversights like this is what opens the market up to competition who are willing to take the time and money to build a better mousetrap. I like THIS mousetrap. Thanks!

Hi. Try Clear Skies Title. Most Northern NJ investors use them. I don't know if they cover NY/CT.
