Is Federal Mortgage Assistance Available?

Hi everyone.  I'm working with a seller who doesn't have a mortgage but who is in tax foreclosure.  She's looking to see if there are any federal programs that she can 'refinance' with to pay off the loan and obtain a mortgage.  Her credit isn't that great.  I remember there were some great programs under Obama (ie HAMP) and wondering if there's anything similar out that she might be able to use. In the meantime, we're also checking with some folks on the state level (New Jersey)   Thanks in advance.

@Ibrahim Hughes - sounds like the property is too expensive for her to properly maintain. Can you convince her to sell it to you and you pay off the tax lien and flip it?
