Im a landlord that lives about a hour away in Ga, but am trying to buy a home and move to Jacksonville, Fla. Like many owner/occupant investors Im trying to bid on cheap homes and foreclosures (cash buyer), and would like to find a Realtor who will help me handpick homes, and help to pursue the deals I make offers on, and maybe help to educate me about buying @ auctions if thats possible. I have experience in Ga, but just havent bought since before the housing market went haywire, and have never bought in Fla. Ive been working with a realtor who Im just on a mailing list of listings, but half the time they come in already under contract. If you are experienced, aggressive, understand buying foreclosures I will be a repeat buyer, after I get my home base set up. Please contact me with your contact info, and thanks in advance!

Hey, I downloaded that App and it loaded all the podcasts but did it download them or will it be streamed as I listen? I feel exactly like you, I dont listen to the radio and just want to listen to BP and I like Kathy Fettke "Real Wealth Network" podcasts as well. Did the app download the podcasts for you, or is there something else I need to do? Thanks Aaron!

Hey, I am having same problem! I use to could download podcasts to my Android phone, now I cant. The podcast automatically starts when I click download. I downloaded the Soundcloud app but I am guessing since it streams audio its using data, and I dont want that, I want to save to listen on the road with no data usage. Any suggestions?

Ask for a limit increase with credit card company, tant will lower your ratio...then try for rapid rescore. Only utilize 30-50% of limit, always! If u have a big purchase, usually better to get a loan or turn credit debt to a loan. Sometimes the credit card company will do that for you.

I represent a licensed credit repair company that guarantees a minimum 640 credit score, sometimes within 4-6 months! You need 3 open revolving lines of credit, IE "credit cards" & the best is to not use more than 30% of your limit, & pay down & carry 5-10% of your balance every month as you are building credit. Like buy gas, groceries, ect...things u would buy anyway. This keeps you as "active". The secured cards are good, but check fees & interest rates! They are starter cards, so upgrade when u get your score up, & try to then keep balances under 50%, & pay off or on time every month!

Ive been trying to get into some homes Im interested in, but am having a tough time getting a Realtor to answer the phone, call back in a timely manner, or be willing to drive across town to show me their listing. I need a experienced Investor friendly Realtor whos area is  North Jax, who will work with me to find, look @ and buy a small home or multi family for my home base, then Ill be purchasing investment properties to buy/sell. I am a cash buyer, but will look into financing @ some point. Im ready to buy, and live a hour away so need a day or two notice. I have a couple places Im interested in now, but need you to send me updated listings as well. Im having a tough time finding a Realtor to work with in the busy Jacksonville Fla area Theyre not returning phone calls, not wanting to come across town to show me a listing of theirs (I was told to call a agent in the area, but they couldnt recommend one), saying its UC when its showing up as available and "refreshed within 15 minutes" on Realtor.com (which I know isnt THE most accurate, but better than Z or T I think), producing piss poor listings with virtually no info or pics of the house but a bunch of blah, blah blah disclaimers that have nothing to do with the actual home. How is it fair to the seller to not put as many pics and info as possible to help sell thier home? Also, as a listing agent I would think that I wouldnt like a bunch of phone calls &  questions asking the same questions over and over! When I sell on Craigslist or Ebay, I am very descriptive of the stuff I sell, and take a lot of pics so my phone doesnt interrupt my life needlessly!  By the time someone calls back (if they call back) the house is UC or I have to start all over the next day. I know being a Realtor can be a busy, hectic 24 hr 7 day a week job with a lot of tire kickers and deals that fall thru...or never get off the ground but something HAS to change! I call a realtor about some listings Im interested in, and might hear back in a couple days...thats a couple days Ive wasted, and the houses are gone and I have to start over. I keep being put off about back up contracts as well! Maybe there could be a card reader system implemented where the potential buyer signs up and is issued a card, and then theres a "honor system or ebay feedback system maybe on a smart phone that you report how the property looked, and if anything was missing. Everything else can be done online, probably with better representation and cheaper! Then the "listing" agent can be on call to answer questions and concerns of "their" listing! I can understand maybe needing a person to show a house if its occupied, but waiting around for someone to answer my call or questions, or schedule me to see a home is wasting MY time, and costing ME money! This has been very frustrating for me, as Im a investor whos trying to get into the market after a 7 year break. Any suggestions out there? Is there a experienced investor friendly realtor who is available in the Jacksonville Fla area?
