The seller wants $200K and is motivated. But as I mentioned in my earlier post, the lot is full of trees and need to be removed. Although I have comps for houses across the lot, I am having trouble estimating building costs as I have rehabbed houses but never built a house on vacant land.

Experts dealing with land, please advice

I have a possible lead for getting a piece of land zoned as R1 under contract. The vacant land is a wooded lot, just over an acre with no sewer, water or electric connection. The seller owns the land free and clear and is motivated. Houses near by with similar lot size sold over $700,000.

I am not sure before I negotiate

1. What is the cost to remove the trees?

2. Getting percolation done

3. Getting permits and actually build a house.

4. What else should I take consideration to calculate the costs?

I have a property available for rent in Baltimore city. A prospective tentant's wife (co-Applicant) has been evicted last year. Applicant and Co-Applicant were not living together, when Co-applicant was evicted.

Main Applicant is on Section 8 program for the first time. Should I rent them my property?

How and where do you find folks coming back from Iraq/Afghanistan? I have few rentals in Baltimore city adn some of them are in rougher neighborhoods.
