FPM Real Estate Services, a Kansas City based real estate investment company, is currently looking for a Project Manager to do the acquisition and disposition of single family turn-key real estate investments in the KCMO area.  (My previous post for this position included construction management, but that position has been filled.)

Turn-key properties are undervalued assets that will be renovated, rented, and then sold as a turn-key investment property to out of state investors.

Your responsibilities will include:

  • Locate potential properties
  • Perform financial analysis (including scope of work, cash flow analysis, completed value, etc.)
  • Find a tenant (after the renovation is complete)
  • Create and maintain an online network of out-of-state investors interested in purchasing turn-key investment properties and market completed properties to these investors.

Desirable skills, experience, licenses, etc:

  • Self-motivated and able to work independently
  • Good with numbers and spreadsheets.
  • Aptitude for online networking, phone sales, and relationship management.
  • Property management
  • Willingness to work in some tough neighborhoods
  • Valid driver's license and reliable transportation
  • Drug-free and no criminal background (we'll check both)
  • 4-year college degree is a big plus.

We provide the capital, expertise, and oversight, you provide the initiative, commitment, and drive to succeed in real estate.

Compensation: $2,500/month draw against commission + a free apartment (maximum income only limited by your willingness to work hard).

A real estate broker's license is a huge plus.

We provide the capital, expertise, and oversight, you provide the initiative, commitment, and drive to succeed in real estate.

Compensation:  $2,500/month draw against your 1/3 share of profits + a free apartment (maximum income only limited by your willingness to work hard).

I'm the 100% owner of an apartment complex through my single-member LLC. If I sell interests in that property to investors, can I do an exchange with the proceeds?
