@Jeff Brower, response of 7 out of 17? That's awesome! Hoping my 'handwritten' font will approximate your 'actual' handwriting. This is my first mailing with this particular campaign. The letter's inside are on Astrobright solar yellow paper, using a similar handwritten font.

I'm a Mac guy, and doing a mail merge was more problematic that anticipated. I primarily use Pages and Numbers, but Apple in all their wisdom stripped out that ability. So I just use Google Docs and Sheets with the Smartsheet Merge Add-on.

Hi @Sagar Mata,

As a local property manager, fees can be easily lower than 10%. However, allot does depend on the location and condition of the home. For example, I manage a 4plex in Oakland (94619 Zip), not the best, but not the worst area. For this building we're charging about 8%. However, if it's in, let's say East Oakland, easily looking at 10-11%. In Montclair/Piedmont... then closer to 6-7%.

Hey @Max Smith,

You should be able to easily find a reputable property manager in the Mountain View area for less than 10%. 

I manage properties primarily in the east bay, but have a few in the south bay. Depending on the area, neighborhood and condition of the property, you should be able to find a good PM well below 10%.

Hi @Minh Doan.

The rental market is still fairly strong. However, renting out rooms instead of the whole house will definitely require a more hands-on approach to property management.

Depending on your level of involvement, it may be easier for you to manage by simply renting the house to roomates (people that are already friends or acquaintances), so they can deal with their own inter-personal issues.

Hey @Erik Larson.
Depending on how much cash/credit you have, buying a multi-family, almost anywhere in the east bay is going to rather difficult, or put more accurately, rather expensive! Unless you're up to buying a property like this MFR Fixer in east Oakland with an FHA 203K renovation loan, you may be limited to single family-type homes.

@Chris Mason: Nomad strategy...I like the sound of that! lol.

Just like Melissa Utzinger , I use Evernote. Actually, I use Evernote for just about everything! I probably use it too much. But it just works; and syncs with all my devices.
