Thanks for the responses!. No need to apologize Ann. I had a great time and like I said left with more knowledge then when I went in and that is a good thing! I will definitely be attending more and meeting new people and having a good time doing it.

Hey BP!! 

  So I went to my first meet up with black diamond group and it was very informative if not a little overwhelming, but I made it through with meeting some nice people that do a lot of different things. A lot of wholesalers it seems but a nice mix and very friendly. I left there with a little more knowledge then when I went in so I call that a successful night. On top of that  I have been reading and listening to podcast and reading some more. I am a very hands on person and well I get the concepts and everything very well I am anxious to get some hands on experience. I am hoping to get together with a local investor in the Lawrence, MA area and surrounding and help out and learn. I do not come empty handed though! I have very good people skills, coach-able and a burning desire to learn this business.  I may be able to also partner depending on the situation. If there is anyone Local to my area of Lawrence, MA that would like to pass on some hands on knowledge and have someone that is hardworking and willing to use whatever skills I have to contribute. Hello BP! 

  Well here is my question. I have a family member that has excellent credit and cash. They are willing to do a deal for a multifamily home. They will use there credit as well as down payment. Only hitch is they would do this as a starter home for my wife and I not as an "investment". Of course we would payback the DP but can something like this work without killing our own pockets?

I am too am looking at out of state  investments. I have been looking at memphisinvest.com and have seen a lot of good things about them on this site. I am not sure what the next step is in terms of financing but I will be contacting them shortly to see what my options are. Good luck!!

Thanks for all the great info! I will be sure to start looking these up now and learn what i can. I am very curious about it and if it is worth doing? I see some pros and cons. Is a Self IRA common with new investors or more seasoned?

Hello BR! I am full steam a head on my education to get start my investment career. I do have a question. What is the deal with a self directed IRA? meaning. Do I need an existing IRA to change it to self directed or can I open it as is and fund it with my current W-2 job? I currently do not have an IRA but I do have small investments in the stock market that I also self taught myself and it is doing ok do I have options with this as to getting a self directed IRA? Thanks for responding! Yes I have seen what I qualify for. I would like a 4 family but the most common in this area is 3 family's. I am aware of area and renting when we move out so we get positive cash flow. I just am not sure if I should max use what I qualify for to get me in a slightly better area or find the best price point in a lower area. I guess if i can rent out the other apts for more in the better area then it would not set me back to use all I can get?

Hello all. I am a new investor in MA and I was wondering what a good price point is for a multi-family. I will owner occupy for the FHA loan or "house hack", I think i used that right haha! I am in the 01843 area and have a good amount of surrounding areas to look. If there is anyone here familiar with the area I would love to buy you a cup of coffee! I will also be attending the black diamond event in Waltham that is coming up and would love to learn as much as I can. I have been reading and listing to podcast on BP for that last 5hrs!
