Currently looking at properties and analyzing deals. Should I be including potential property tax write offs while looking at deal such as depreciation, mortgage insurance...etc?

Hello big pockets family, planning on house hacking in the north west indiana area and looking for a good realtor in the area. Preferably one that know about the area well and has familiarity with owner occupied buildings. Any help would be appreciated. Thank you everyone

@Michael Bishop I certainly understand your point of view. Hammond isn’t the best area compared to those other areas which are more desirable. I’ve been looking in dyer for a few weeks now and like you mentioned it is super pricey currently. Not looking for a fix and flip though. I’m looking for a 3-4 unit to house hack and rent other out but it’s proving almost impossible. Why I started looking at merrillville and Schererville as well.

@Adrien S. I fear that might be my problem. No deal is perfect but as long as there is decent ROI I need to go ahead and grab it.

@Harjeet Bhatti yes you are certainly right. I've been reading up on it and there are many restrictions. For one the owner has to stay in the property for two years before selling or moving out.

Hello bigger pockets family. Had a quick question regarding FHA loans. Generally those require a 3.5 down percent tagged along with closing cost etc. I've been reading about FHA for a while now and found that some bank or programs may even gove you the down payment but I hardly hear people talking about it. What's the upside and down side to that. I mean why use my money if a bank or whoever is financing the Loan Is willIng to gIve me the down payment AS WELL? ANY INSIGHT WOULD BE HELPFUL ON THE matter.

How can I improve my credit enough so the banks feel comfortable about giving me a loan. Only have my two previous cars in my credit which I'm assuming isn't good enough for the banks.
