Does BiggerPockets have a boilerplate Property Management Agreement Pro users can access?  If not, can anyone recommend where I can find one for the State of IL?  Thanks.

The work overall looks very sloppy and unprofessional.

Is there something that does not work.

Maybe, the basement floors with rain water and they tried to install a hokey system to drain the water to the sewer. I will guess that you will find out when there is a rain storm or after the snow melts.

I came across this the other day, looks like the contractor/previous owner has just abandoned his/her renovation of this property. I'm not too familiar with construction, so can anyone help me figure out what they were trying to do with this pipe?  What would it take to finish whatever it was they were trying to do?  Thanks in advance!

Does anyone have any experience obtaining a residential loan for property on land you don't own but have a long term (>50 years) ground lease on?  For example, if instead of buying a vacant lot from the seller, I instead negotiate a ground lease (similar to commercial property) that would allow me to build residential units and have full control and use of them (including renting them out) for the term of the ground lease, where would one go to get financing for that?

Howdy All,

Has anyone used Legal In A Box for entity formation and/or putting together an Operating Agreement? I'm looking to set up a WY manager-managed LLC as HoldCo and IL member-managed LLC that is owned by an IL C-Corp (that will earn a fixed guaranteed fee) and the WY HoldCo, and I am trying to figure out if Legal In A Box has the requisite expertise to do it. If you don't recommend them or have any experience with them, who would you recommend? Thanks in advance!

Hi BP,

I've been considering selling my personal residence to free up some liquidity and then leasing it back for some period of time (say, 6-12 months).  Would I be correct in thinking that to an investor, this would look like a "turnkey" investment?   Thanks!
